Mountain House is almost entirely owner-occupied single-family housing. Rental apartments change who can afford to live here — and the traffic, school-enrollment and retail effects all follow from that.
A mixed-use development including apartments is planned for the southern end of Mountain House, in a town whose housing stock is overwhelmingly owner-occupied single-family homes.
Rental housing at any scale is new here. It changes the mix of who can move in — teachers, first-year households, people who are not ready to buy in a market where the median home value runs well above the state figure.
The questions worth asking
Unit count, the share set aside as affordable if any, the traffic study, and which schools absorb the children who arrive with it. Those details live in the project application and the planning agenda packet rather than in the announcement.
Public hearings are the point at which residents can affect the conditions attached to approval. Those dates are posted with the agenda.
